Job Purpose / Role Overview:


Advisor
is to be a fulcrum between a Customer, Damac and Banks. While providing and
advising their clients on the best mortgage options.





Key Responsibilities and
Accountabilities:

1.   
Extensive knowledge in the below fields is :
a)  
Central Bank regulations on Mortgage Provision in UAE –
Residents/Non Residents
-        
Off Plan/Completed properties
b)  
Banks documentation to assess customer profile

2.   
Various Banks in UAE – Conventional/Islamic and their
policies and procedures with detailed Documentation requirement to
a)  
Apply for a mortgage
b)  
Calculation of DBR – Debt Burden Ration that determines
how much a customer  can get a mortgage
c)   
Understanding of customers Credit Report – scoring and
how to improve if there is any issues like over exposed credit cards
/personal loan etc.
d)  
Credit norms of banks – Property Details/status of
completion

3.   
Understanding of Damac Projects –

Location
f)    
Status of completion
g)  
Handover status
h)  
Current banks valuation for such properties
i)    
CRM Documentation to waive penalties/restructure
payments.
 
4.   
Training on Sales force –
j)    
To Register and raise a R for a customer
k)   
Follow up and track banks requirements
l)    
Upload and close file to other departments upon
approval
m) 
Track status of DSR – Developer Self Registration – to
close bank approval and collect our payment
